Spatial and Regulatory Constraints in Duplex Development
We faced a formidable challenge in designing a luxurious side by side duplex, contending with tight spatial limitations of a 40′ wide x 80′ deep space and stringent government regulations, including setbacks, stepbacks, and a 35′ height restriction.
Innovative Design Strategies and Maximizing Lot Depth
To address these challenges, we ingeniously leveraged the 80′ deep lot, strategically incorporating double-height spaces in the entrance foyer and living area. The “tall, low, tall” design approach not only created a grand first impression but also circumvented the impact of lower ceilings in the center of the home, effectively navigating regulatory and spatial constraints.
A Harmonious Duplex Design Despite Limitations
Through this innovative approach, we successfully transformed the spatial and regulatory challenges into design opportunities, resulting in a harmonious and luxurious duplex that maximizes the available space while adhering to strict governmental guidelines.
